The neighbourhood

About Griffintown

A former Irish industrial district turned Montreal's most densely rebuilt sector, Griffintown lines up recent condo towers between the Lachine Canal and downtown. It behaves unlike any other rental market on the island: new-build stock, in-unit laundry, a gym and often a pool in the building, and a young-professional tenant base that turns over faster than elsewhere.

“A vertical, recently built neighbourhood: cafés at the base of the towers, running and cycling along the canal, very dog-friendly. Many residents stay two or three years before buying elsewhere.”

Transit

Bonaventure and Lucien-L'Allier stations (orange line) within walking distance, Square-Victoria–OACI slightly north. Griffintown–Bernard-Landry REM station. Lachine Canal bike paths and very dense BIXI coverage.

On foot

Among Montreal's most walkable areas: flat terrain, tight street grid, downtown reachable on foot in 10 to 15 minutes. Car-free living is the norm.

Highlights

Lachine Canal, Peel Basin, Notre-Dame Street West (restaurants and antique dealers), the ÉTS campus, Atwater Market nearby, the heritage Horse Palace.

Shops & services

Notre-Dame West restaurants and bars, specialty cafés, convenience grocers, gyms, Atwater Market a 15-minute walk or 5-minute bike ride away.

Parks & green spaces

Peel Basin Park, the Lachine Canal linear park, Faubourg-Sainte-Anne Park. Green space is scarcer than elsewhere, but the canal more than compensates.

Schools & universities

The ÉTS campus sits directly on the neighbourhood's edge. Concordia and McGill are minutes away on foot or by metro. Few primary schools — the area draws few families.

Tenant profile

Downtown young professionals, ÉTS and Concordia graduate students, couples without children, relocating workers. Turnover is faster than elsewhere on the island — worth factoring into vacancy planning.

Rental market

Among the island's highest rents for new-build rentals, driven more by building amenities (gym, pool, concierge) than by square footage. Well-finished, move-in-ready units lease fastest.
