Property-management firms mostly handle long-term management of multi-unit buildings. Tenant placement is often a side service for them. At AA Location, it's the opposite: placement is our primary service. We focus all of our energy on the step that matters most — choosing the right tenant. Property management is offered as an option, after placement.

How much does the tenant placement service cost?+

Our fees are transparent and shared during the free evaluation. They vary based on unit type, city, and file complexity. As a benchmark, a placement typically costs less than one month of lost rent — and far less than dealing with a bad tenant later.

How long will it take to lease my unit?+

Time-to-lease depends on the market, the season, and the asking rent. In Montreal, Laval or Longueuil, the average for a well-prepared placement is 2 to 4 weeks. We give you a realistic estimate during the free evaluation.

Who picks the tenant in the end?+

You do. AA Location filters, verifies, and presents the best candidates with a clear summary report for each one. The final decision is always yours.

Is the lease signed with AA Location?+

No. The lease is signed between you (the owner) and the tenant. Our real-estate broker coordinates the signing and ensures compliance, but you remain the signing owner.

What documents do you ask the candidate for?+

Identification, proof of income, prior-landlord references, consent to credit verification, and any document that helps assess the file's stability (tax notice, employer letter as needed).

Do you verify discriminatory criteria?+

No, never. We strictly apply Quebec's Charter of Human Rights and Freedoms. No assessment based on origin, religion, family status, pregnancy, disability, sexual orientation, age (except legal majority) or any other protected criterion. We assess only objective criteria: payment capacity, references, rental history, stability.

What happens if the tenant doesn't pay?+

No service can guarantee payment 100%. But the rigour of our verification (income, credit, references) drastically reduces this risk. If you add the property management option, we also support you in any follow-up steps.
